The fifth floor is what makes this apartment what it is. From the sea-facing balcony the view opens a full 180° across the Mediterranean and along the curve of the Promenade des Anglais — sunrise over the water on one side, the hills of Nice on the other, and nothing in the way.
Inside, the living space is open-plan: kitchen, dining and sitting area together, so the light and the view carry through the whole apartment. Two separate bedrooms sleep four comfortably, with one bathroom, air conditioning throughout, and an elevator up from a secure street entrance.
The balcony is generous enough to actually dine on — breakfast in the sun, dinner as the lights come up along the bay. It's the room people end up spending their evenings in.

You will not need a car.
The address is the reason to book. The beach is a two-minute walk, the tram five, and both the airport and Old Nice are about fifteen minutes away — which is unusually convenient for a sea-view apartment on the Promenade.
Rates by season, short or extended.
All rates include utilities, wifi, linens, towels and the end-of-stay clean. Stays longer than one month are negotiable — tell me your dates and I'll confirm the exact figure.
The taxe de séjour is France's city tourist tax. Every visitor staying in Nice pays it, whether in a hotel or an apartment — the rate is set by Métropole Nice Côte d'Azur as a percentage of the nightly rate per person. I collect it on arrival and remit every euro of it to the Métropole; none of it is mine. Guests under 18 are exempt. As an example, a high-season week for four adults comes to €121.61 in total. On a booking platform this same charge is simply bundled into your total — here it is shown openly.
